Proportion matters
A replacement that is shorter and wider than the old sash throws the whole elevation off. We measure the masonry or trim opening, not the glass only.
Double-hung windows are what a lot of Bellevue, Kirkland and Mercer Island houses were drawn with. We replace them with insulated double-hungs that tilt in for cleaning, with a meeting rail that actually lines up and a frame color that can be painted or clad to sit quietly on the elevation. They are the right choice when the architecture is traditional and a casement would look like it arrived from a different decade.

A double-hung lets you crack the top sash. Useful, and not the same tight seal as a casement. We will say which rooms care.
Fiberglass or a clad unit takes a color better than a bright-white vinyl on a painted historic-feeling front. The painting page is the companion if the whole elevation is being recoated.
Most projects touch more than one trade. These are the pages homeowners open next, and the scopes we most often bundle into a single estimate.
