Roof Inspection
Book this when the ceiling has a mystery stain, you are buying or selling, or two bids disagree by a factor of ten. We walk the roof, photograph the field, the flashing, the penetrations and the gutters, and we tell you what we would do on our own house. If a siding project is already on the calendar, this look is included — the wall and the roof share leaks.

- Notes on moss, ponding and soft decking we can see or feel
- A written repair / maintain / replace recommendation

Details that change the result
Useful before you reside
New siding under a failing valley is a future tear-off. We would rather sequence the roof first.
No invented storm story
We report condition. We do not dress a worn-out roof up as sudden hail so a claim will fly.

Is the inspection free?
It is included when we are already coming for a siding or exterior estimate. As a standalone visit, ask us to confirm the trip fee for your address — we would rather be clear than surprise you.
Will you get in the attic?
If access is safe and you want the underside checked, yes. Deck stains and daylight at the eaves tell us things the shingles hide.
How fast can you come?
Active leaks are scheduled first. A pre-sale inspection usually lands within a few days on the Eastside. Send photos with the form so we arrive with the right ladder plan.
