What changes when the building stays open

Tenants get the schedule first

A weekly note goes out: which elevation we are on, where the lift parks, which stair is closed. Surprises are how occupied jobs turn into complaints.

Dried in every night

We open only what we can close before dark. A wall under plastic over a wet weekend is not a phase, it is a claim.

Access is priced, not discovered

Lifts, blocked stalls, landscaping and the dumpster location are walked before we number the job.

Before you call

How large a building do you take?
Low-rise: garden-style multi-family, small offices and similar Eastside buildings. If the scope needs a swing stage or a different license class, we will tell you at the first walk instead of learning it later.
Can you phase by elevation?
Yes, and it is usually how we schedule. Each phase is dried in on its own, so no elevation waits on the next one for weather protection.
Who do we deal with day to day?
One project manager for the ownership group or the HOA board, same as a homeowner gets. Not a different number for each trade.
Do you bid envelope work without opening the wall?
No. A number on a failing envelope without selective openings is a guess that gets revised. The first visit includes opened spots so the estimate is about the wall you have.
