Flat and Low-Slope Roofing (TPO)

A lot of Eastside “flat” roofs are really low-slope additions, carports and mid-century wings. Shingles fail there because the water does not leave. We install TPO membrane systems — fully detailed at the edges, drains and walls — and we pair them with the sloped shingle or metal roof on the rest of the house so you are not hiring two roofers to argue about the joint.

Ponding is the enemy

A membrane that holds a puddle will tell on you. We look at drains, crickets and the structure. If the bay does not slope, we talk about tapered insulation before we talk about color.

Skylights and HVAC curbs

Most low-slope leaks we repair are at a curb, not in the field. Those get new flashings with the membrane, not a tube of sealant.

Before you call

TPO or torch-down?
For the houses we do, TPO is the default: welded seams, no open flame against cedar siding. If a detail truly wants a different membrane, we will say why.
Can I walk on it?
Occasionally, yes. A roof deck you furnish is a different assembly. Tell us if the “flat roof” is actually a terrace.
How long does a low-slope replacement take?
A single bay is often a day. A house with several low-slope wings, tied into a steep roof, is scheduled with the shingle crew so the joint is never left open overnight.
