Power Washing and Surface Prep

Power washing is the prep we sell on purpose, and the one we refuse to overdo. Cedar and older lap siding can be scarred or flooded by a strong fan tip. We wash house walls, trim, decks and flatwork at a pressure the surface can take, with a mildew treatment where the green is in the grain and not just on it. It is the right first step before paint or stain, and a useful standalone before a sale.

Details that change the result

Pressure is not the point

A wide tip, the right distance, and a cleaner do more than raw psi. Blown-out cedar fuzz is damage, and we will not call it prep.

It feeds the paint scope

If you are painting, the wash is part of that estimate. Booking it alone makes sense when you are not ready to coat, or you want to see the real color of the house first.

A deck that needs stain after the wash belongs on deck refinishing. We can do the wash and the stain as one sequence.

Before you call

Will washing force water behind the siding?
It can, if someone aims up under the lap. We do not. If the wall is already wet inside, washing is the wrong first move — the moisture inspection is.
Do you wash roofs?
We do not blast composition shingles. A roof that is green gets an inspection and an honest maintain-or-replace answer, not a pressure washer.
How soon can you paint after a wash?
When the wall is dry. In a King County June that might be the next day. In a marine layer it might be longer. We do not coat a cool, damp board to stay on schedule.
